Architectural shingles on a CBS stucco home

The problem
A production two-story, CBS and stucco — the Tampa Bay stock. Valleys dumped water against the stucco step flashing, and the original 3-tabs were past Florida life. Palms in the shot are the actual yard, not a stock overlay.
What we did
Tear-off, ice-and-water in the valleys, new step flashing cut into the stucco joint instead of caulked on top of it. Architectural shingles, Florida nailing pattern.
The result
A clean gray roof on a beige CBS house, which is what most of Wesley Chapel actually looks like. No wood siding in the photo because there isn’t any.
Complexities on this job
- Stucco sidewalls. Caulk over old flashing is how those stains start in year six
- Valley-to-wall intersections on the front elevation
- Palm and oak debris. Gutters were pulled, cleaned, and reset so the new drip edge actually drains
- HOA color — gray architectural, not a black that soaks heat on a west slope
